How long does a flat roof last in Florida?
Lifespan varies by system and installation quality. TPO systems typically perform well for 15–25 years. Modified bitumen is similar. Florida's UV intensity and heat put more stress on materials than cooler climates, making maintenance more important than the manufacturer's stated lifespan alone.
When should I coat my flat roof instead of replacing it?
Coatings are appropriate when the existing membrane is structurally sound and the issue is surface degradation or energy efficiency. If there are multiple active leaks, widespread blistering, saturated insulation, or structural compromise, replacement is the more appropriate path. We assess the substrate before recommending either option.
What is TPO roofing?
TPO (thermoplastic polyolefin) is a single-ply membrane system common on both commercial and residential flat roofs. Seams are heat-welded rather than adhesive, creating a durable, waterproof bond. It's reflective, relatively lightweight, and well-suited to Florida's UV conditions.
What causes most flat roof leaks in Florida?

Can a roof coating be applied to any flat roof?

What is the difference between modified bitumen and BUR?
Both are asphalt-based systems. Built-up roofing (BUR) uses multiple layers of bitumen alternating with reinforcing plies — a traditional multi-layer approach built on site. Modified bitumen is a factory-manufactured sheet product applied in one or two plies. Both are durable; BUR is less commonly specified on new construction today.
